What is a planned maintenance programme?

Planned maintenance is different to the daily work done by our repairs team. It helps us keep homes up-to-date, safe and in good condition.

The planned work we carry out in your home may be different to the work we do to your neighbours’ homes. This is because work has been carried out at different properties at different times in the past.

You may not even know that we have to do work to a particular part of your home. Planned maintenance aims to identify work that has to be done and in many cases before you even report it to us.

Early in 2015 we started House MOTs and the information we are collecting is so valuable to help us plan our work in future years.

If your home is due for planned maintenance work we will contact you nearer the time and well before work is due to start.

Roof replacement work

We will be working on homes in Fairhill Walk Cwmbran, Baily Crescent Garndiffith, High Street, Swan square, chuch Road Abersychan. We will be replacing roofs to some properties in these areas.

Retirement housing lighting

We are working in Maesderwen Rise, Church Close, Brooklands House, Woodland Court Glanwern house, and Lady Well, replacing exisiting communial lights with LED light fittings.

Cavity wall insulation

Some Tenants have reported problems with cavity wall insulation , causing damp and condensation issues. We will contine our work to sort this issue out.

External concrete paths and paving

We made some observations during our House MOT inspections that some external paths and paving needed attention so we have a project in place to put these right. You will get a letter before the work starts.

Windows and doors

We fitted a large number of new Windows and Doors but some homes were missed off the original programme and some tenants have had problems . We are using our House MOT and Help desk call information to identify the properties that need attention and will be putting a programme of works in place to address them .

Painting in the north of Torfaen

Our exterior painting programme for 2016 -17 will focus on the north of Torfaen.

Fencing

We have identified through the House MOT programme, calls from the helpdesk and other surveying work that is currently ongoing that some properties require their fencing to be repaired or renewed. Properties that are already identified are about to have the work carried out by our contractors or inhouse teams. You will recieve a letter before the work starts.
